Salon Suite Tour Checklist: 15 Questions to Ask Before You Sign

Bring this checklist when you tour a salon suite in Michigan so you can compare buildings on the same terms and avoid surprises after move-in.

The suite and building

  • What exactly comes with the suite: styling chair, shampoo bowl, cabinets, mirror, lighting?
  • Which utilities are included? Is Wi-Fi, laundry or a washer and dryer provided?
  • What are the access hours? Can you see clients early mornings, late nights and Sundays?
  • How is security handled: keyed or keyless entry, cameras, lighting in the lot at night?
  • Is client parking free and close to the door?
  • Is the building accessible for clients with mobility needs?

The lease

  • How long is the lease, and how much notice do you need to give to leave?
  • What do you pay at move-in: deposit, first week or month, any fees?
  • How and when can the rent go up?
  • Can you share or sublet the suite with another licensed pro?
  • What insurance does the operator require you to carry?

Business and community

  • How does establishment licensing work in this building, and what do you need to file yourself?
  • Does the operator list tenants on its website or building directory, or help with marketing?
  • How are maintenance requests handled, and how fast?
  • Who are the other tenants and what services do they offer? A nearby lash artist can send you referrals, but three colorists in a row means competition.
